If you have a basement and not a crawl space, head over to our basement waterproofing page for more information.
The most common and serious problems that homeowners should look for are:
In Pennsylvania, crawl space problems are more common due to our higher humidity index. Pennsylvania is located where humidity is high which makes symptoms like woodrot and mold a threatening issue. This is not only a major concern for your family but your home's structural integrity as well. We also have average rain falls and snow thawing seasons that generate a lot of water. If left unprotected your crawl space can deteriorate over time.
Wet Crawl Spaces
Crawl spaces that have become consistently wet or flooded are a result of poor water mitigation and/or encapsulation. Without a drain to direct water away from this area, or a barrier to keep soggy soil or damp air contained, crawl space become rotted and cause other problems.
With sagging floors it's an indication that the support beams within the crawl space have deteriorated. In most cases this will be either wooden or concrete joists that have become rotted or broken from mold, mildew, water, and humidity. This is an after-effect of poorly sealed crawl spaced without protection.
Humidity and Odor
Any type of odor coming from your crawl space means there's bacteria and mold growth underneath your home. It's caused by damp environments and humidity with poor ventilation. No protection also leaves this area unprotected from water which results in mold growth.
Systems We Use To Fix Crawl Spaces
Each system we use provides a unique repair for your specific crawl space problem. Depending on the severity of each issue or core problems that must be addressed, we may recommend additional products after the inspection. All work is performed after your authorization and the written estimate we provide to the homeowner before beginning any project.
- SafeBasements™ Healthy Living Encapsulation System - This system is the usage of our patented vapor barriers along with sealing applications designed to completely seal off the crawl space from external soil, moisture, water, and pests. This also contains humidity to an extent but is much more effective with a dehumidifier.
- SafeBasements™ Crawl Space Sump Pumps - The exact same compact design as the basement version, our sump pump mitigates water by pumping it through the main sewer lines. All water is gathered and then redirected so that your crawl space is protected from any amount of water- and in sever cases flooding.
- SafeBasements™ Crawl Space Stabilizers - These are our advanced floor support systems to assist or replace your floor joists underneath your home. If you crawl space has deteriorated wooden or concrete support beams our stabilizers will hold the weight of your home- made with durable steel for permanent structural integrity.
- Sante Fe™ Max Dry Dual XT - This is our crawl space dehumidifier to assist with keeping your humidity in control throughout the seasons. It will help not only maintaining moisture but protecting your crawl space from mold and mildew which creates bad air quality and odors.
Most common crawl space issues we see:
Problem: Wet Crawl Space
Wet crawl spaces is a serious problem for homeowners. It causes many issues due to the nature of combined water and wood underneath your home. Moisture, damp cold air, and humidity are hazards for crawl space areas. If you have no sealing underneath the floor boards and support beams you can suffer from mold and mildew which deteriorate key structural components for your home. In more extreme conditions mold will also become a hazard for your family breathing in harsh airborne particles that can lead to sickness. Water in your crawl space can also cause problems with the structural integrity of your home. While support beams and floor boards can diminish over time, there is also the threat of foundation problems if your crawl space was installed with any concrete slab work. Much like foundation settlement, water must be dealt with to prevent future damages.
If you notice any of the following warning signs, please contact us as soon as you can to schedule a consultation with our team of professionals:
- You smell musty and moldy odors on the first and second floor of your home
- The first floor of your home is sagging in certain areas or feels un-level
- You notice puddles around the crawl space outside your home
- You have a frequent bug infestation - they could potentially be coming up from the crawl space area
Solutions: Crawl Space Water Control and Prevention
SafeBasements™ Healthy Living Encapsulation System
We use the tried and true Healthy Living Encapsulation System from SafeBasements™ to seal and repair the area under your home. When your crawl space isn't sealed it has the possibility to have moisture, excessive humidity, and unwanted critters all cause issues in your home. We will install a heavy duty, white vapor barrier on the walls and floor of the crawl space. This will permanently seal the area from the outside to keep it dry and healthy. Prevention of excess moisture will prevent mold and wood rot.
Once the vapor barrier is installed and the area is encapsulated, we will install a special drain system designed to improve water drainage underneath the floor liner. Thanks to its 100% polypropylene design, it will never experience problems with moisture damage unlike other systems on the market. Since every home is different we have different liners available to fit your home's needs.
SafeBasements™ Crawl Space Sump Pumps
For extra protection against leaks, we install a sump pump to remove any excess water under your home. It is installed quickly and features a pit or "basket" that accumulated water is stored in. Once water inside the pit reaches a certain level, it is pumped out away from your home to a drain located a safe distance from your foundation.
Problem: Sagging Floors
Sagging floors are a symptom of support beams underneath your home starting to fail. This is caused by mold and woodrot which deteriorate wood frames, floor boards, and wooden supports. Mold and woodrot come from damp, moist air and wet crawl space environments that overtime can begin to break down the materials. This also includes concrete materials which can crack or crumble after many years. The main suspect for sagging floors will be the immediate support structure itself: floor joists- which hold the entire weight of the framework underneath your home.

Problem: Humidity, Must & Odor
A crawl space is a very contained area underneath your home. In most cases, it lacks any ventilation that will keep air circulation flowing on a regular basis. As humidity swells in your crawl space the moisture has no where to go and eventually begin to rot wooden frames and supports. Mold can also become a problem over time creating bacteria and a perfect environment for pests, bugs, critters, and unwanted animals. Over time it can generate must and odor from the live mold that continues to grow and spread underneath your home- making the air quality your family breaths extremely hazardous.
